My favorite neighborhoods for prettiness are Montlake, Mt. Baker, Madrona/Denny Blaine. Spendy and sort of less transit accessible though, esp. Madrona.

I understand completely about Cap Hill, and I'm no chamber of commerce, but I will say that I really like my area of it on 15th--great neighborhood, very unlike the rest of the Hill in feel. But I adore Lower Queen Anne and Wallingford and I hope to eventually move to one of those neighborhoods.

someone just emailed me about a place at 13th/pine. i checked street maps and it's right by the gay bar where my friends and i somehow ended up in someone's picture. also, the next day, we saw lots of people decked out for leather fest or something.

I take the 8 sometimes too, on Denny. Last time I went down Broadway I was shocked at all the buildings that were down, whole blocks of nothing but rubble, even near the community college. Just shocking to see all that. I guess it's true I never go there anymore so this all probably happened ages ago.
I would love to live at 13th & Pine, btw. I'm not planning on moving anytime soon, though. I'm comfortable here in N. Seattle.

i don't get the paying for water/sewer thing though.
Utilities are strange here - some places we've lived had W/S/G paid, one had W/S and gas (for the stove) paid. Others have paid for no utilities whatsoever. One place paid for gas (had a gas fireplace, no gas stove), nothing else. This current place pays for water/sewer/garbage and steam heat. It's all over the place.

weird. in ny state landlords pay for all the water/sewer/trash. if you live in a building with more than 3 units, they are required to pay heat/electric/gas as well.

one of my coworkers gave me this fun fact on my last day:
the names of the twelve streets in the heart of the central business district are paired by their first letters. from south to north, they are: jefferson, james, cherry, colombia, marion, madison, spring, seneca, university, union, pike, pine. one way to remember the order of the street pairs is with the mnemonic "jesus christ made seattle under protest" (JCMSUP).

go see the alpacas if you're there, and consider staying overnight at juniper lane guest house. juniper is very nice and it is quite inexpensive.

shaw would rate higher if the nuns still ran the ferry terminal there
SJI is pretty easy. make a loop from friday harbor: roche harbor, english camp, lime kiln, american camp. that western side of the island facing victoria is one of my favorite places
