Breaking a Lease ?

Anyone have any experience with breaking a lease? Can it be done easily?

Have you read through the lease properly? It may already have a break clause in it which allows you to give notice before it's due.

It all depends on your contract. We are due to break our lease & we have to pay a fee to do this & we are liable for the rent for the term of the lease if they cannot find new tenants.

Usually, it's cheaper if you can find a replacement/ sublessee.

Check your lease agreement... There's almost always a "lease break fee" involved. Depending how early you are trying to get out of the lease, it may be cheaper to pay it or to just pay the rest of the lease.

Sarah is right though... if it's allowed, you can sometimes find a replacement tenant or sublet the joint and wind up not having to pay the lease break fee.

Tell a friend you need a room mate, get the lease amended with their name on it. As soon as they completely move in, thats when you wait for the cover of darkness to head south. Dont stop till the tequila is cheap.

I've broken one, and it worked out fine. I don't think it even cost us much/anything. But this was in NYC, where it's best for the landlords to get new people as often as possible.
