Has anyone in the U.S. sold their house this way? We're about to put our house up on the market, and I'm possibly looking to cut out the realtors' percentages because those percentage points might be needed to keep from losing money on this place.

whenever i see 'for sale by owner' i suspect its a front for selling something else entirely.

what do realtors charge?

Usually 3% each for the buyer's and seller's agent. Sometimes the same agent represents both parties.

My family did this several times - BEFORE THE INTERWEB - and sold fairly quickly. In fact, I don't think my parents ever sold through an estate agent. Advertise in local newspapers, and make sure there are FSBO signs on the outside of the house.

We're in such a small market I think we'd do okay there. Print advertising is pretty cheap around here, and I think I have just the hook for a listing: "Do you want or need a big house, but shit a brick every time the contractor tells you $100 per sq. foot?"

The realtor's main purpose is just so that people can come to your house when you're not there (and to watch to make sure they don't steal anything). If you feel you can show as well (and as conveniently for potential buyers) as an agent, FSBO can be better.

That's not a problem — in fact, we'd be more accessible than a real estate agent. We're both home all day every day, pretty much.

I just hope not to the house on the market for too long, or lose money on it, because I see other hands on the horizon potentially reaching for my wallet. :(
